What each repair covers
Spring replacement: $349
Springs do the heavy lifting. Your opener is only there to guide the door. The springs carry the actual weight, which on a double insulated door in Calgary is often 180 to 220 pounds.
When a spring breaks you usually hear it. A loud bang from the garage, sometimes mistaken for a gunshot, and then the door will not lift. Or it lifts six inches and stops, because the opener on its own cannot handle the load.
Our price is $349 for a standard residential torsion setup, including the spring, labour, rebalancing the door and a full safety check. Very heavy or oversized doors that need a thicker wire gauge cost more, and the technician confirms that with you on site before starting anything.
Two things worth knowing. If one spring has gone on a two-spring door, the second is the same age and has taken the same number of cycles, so replacing both together costs less than two separate visits a few months apart. And if your door uses a Wayne Dalton Torquemaster system, where the spring is hidden inside a metal tube, that system needs converting to a standard torsion setup. That job is $549 and it is a permanent fix rather than a patch.
Do not attempt spring work yourself. Torsion springs hold enough stored energy to break bones. This is the one repair on this page where the DIY route sends people to hospital every year.

Cable replacement: $199
Cables run from the bottom bracket up to the drum on the torsion shaft. They fray from the inside out, so a cable can look fine right until it snaps.
You will usually notice one side of the door hanging lower than the other, or the door going crooked in the track. Sometimes you will find the loose cable coiled on the garage floor.
Cables are replaced in pairs. Doing one and leaving the other means you are back in a few months. The price covers both cables, re-tensioning the drums and rebalancing the door.
Cables and springs often fail around the same time because they wear together. If a technician recommends both, that is not an upsell. It is the second-oldest part on a system where one part just failed.

Opener repair: $249
Opener repair covers the work that keeps an existing unit running:
- Safety sensor replacement and realignment
- Travel limit and force adjustment
- Gear and sprocket replacement
- Logic board and capacitor work

At $249 this is worth doing on any unit under roughly ten years old. Past that, the calculation shifts. A burnt out motor, or a failed logic board on an older model where the board costs nearly as much as a new opener, is money better spent on a replacement.
One case where we will always recommend replacement: an opener with no photo eye safety sensors. That means the unit predates 1993 and does not meet current safety standards. It cannot reliably be brought up to code.
A new opener supplied and installed starts at $749. Chain drive is the cheapest and the loudest. Belt drive costs more and runs much quieter, which matters if there is a bedroom above the garage. Wall mount units sit beside the door instead of on the ceiling, free up overhead space, and sit at the top of the range.

Tune-up and maintenance: $149
A tune-up covers spring tension check and balance, lubrication of rollers, hinges and bearings, hardware tightening, track inspection, opener force and travel limit adjustment, and a safety reverse test.
Once a year suits most Calgary homes. Twice a year is better if the door cycles more than four or five times a day, or if the garage is unheated.

Rollers, sensors, seals and track work: $199
Most of the everyday repairs land at the same $199 rate.
Rollers are the small wheels running in the track. Steel rollers with exposed bearings are what most builders install, and they get loud and start binding after seven or eight years. A full set of nylon rollers with sealed bearings is one of the cheapest changes that makes a noticeable daily difference, especially on an attached garage.
Safety sensors are the photo eyes near the floor on both sides of the door. When they go out of alignment or fail, the door will not close and the opener light blinks. Sometimes this is a five minute alignment during another visit. Sometimes the sensor or the wiring has actually failed.
Bottom seal is the rubber strip along the base of the door. In Calgary this is the part guaranteed to fail. It freezes to the concrete, tears free when the door opens, cracks in the cold, and lets snow and mice underneath. Price includes a new aluminium retainer where the old one is bent.
Track realignment covers a door that has come off track or is binding. This assumes the track sections themselves are straight. A bent or kinked section gets replaced and the price goes up.
Weatherstripping: from $249
Full perimeter weatherstripping covers the jamb seals up both sides of the door and across the top. It is a bigger job than a bottom seal, with more material and more labour.
On a heated attached garage this is the highest return work on the list. A door with a failed bottom seal and gapped jamb seals leaks heat continuously all winter, and you pay for that on the gas bill every month.
Panel replacement: from $449
Someone backs into the door. It happens constantly. Whether you replace one panel or the whole door comes down to two questions.
Is the panel still manufactured? Garage door panel styles get discontinued. If yours went out of production eight years ago, matching it is either impossible or expensive enough that a new door makes better sense.
How many panels are damaged? One panel, replace it. Two or more on a door over ten years old, and you are usually better off putting that money toward a new door, because you pay labour twice and still end up with an old door.
There is also a colour issue nobody mentions until the install. A new panel will not exactly match panels that have had fifteen Calgary summers on them. On a painted door that is fixable. On a factory finish it will show.

What can push a price above the standard rate
Our prices are fixed for standard residential doors, which covers the large majority of homes in Calgary. Five things can move a job above the standard rate, and the technician will tell you before starting, not after finishing.
Door weight and size. A 9×7 single uninsulated door and a 16×7 insulated double are not the same job. Heavier doors take heavier springs and more time to balance.
Insulation. An R-16 polyurethane insulated door can weigh 70 or 80 pounds more than an uninsulated door of the same size. That changes the spring wire gauge, which changes the parts cost.
Hardware type. Standard torsion systems are straightforward. Torquemaster, low headroom setups, high lift tracks and jackshaft openers take more time and sometimes need conversion parts.
Age and parts availability. Anything past twenty years may need parts that are no longer stocked. Sourcing adds cost and time.
How many parts have failed. A broken spring is one repair. A broken spring that also snapped a cable, bent the top section and knocked the door off track is four.
What will not change your price: what time you call, whether it is a weekend, whether it is a statutory holiday, or how urgent you sound on the phone. Any company that quotes higher because your spring broke on a Saturday night is charging you for their own scheduling.
Repair or replace: the actual maths
Here is the rule we use, and we will tell you honestly when a repair is not worth doing.
Repair when:
- The door is structurally sound, with no rot, rust-through or bent sections
- The door is under fifteen years old
- The repair cost sits under about 40 percent of the price of a new door, so under roughly $880
- Panels are undamaged, or a matching replacement is available
Replace when:
- The door is over twenty years old and something major has failed
- Multiple panels are damaged, or there is rust perforation
- The door is uninsulated and the garage is attached to the house
- Repair costs would exceed roughly half the price of a new door
- The opener has no safety reverse and cannot be retrofitted
Worked example. A 2005 uninsulated double door with a broken spring, frayed cables, a cracked bottom section from a backing incident, and steel rollers that are finished. Spring is $349, cables $199, rollers $199, panel $449 or more if it is even still made. That is close to $1,200 going into a twenty-year-old uninsulated door that will still leak heat every winter. A new R-16 insulated door starts at $2,200. Put the money in the new door.
Counter-example. A 2019 insulated door with a broken spring. That is a $349 repair on a door with fifteen good years left. Repair it and do not think twice.

Why Calgary is harder on garage doors than the national averages suggest
If you have searched this and landed on an American cost calculator, some of the assumptions will not hold here.
Springs wear out faster in Calgary. A torsion spring is rated in cycles, usually 10,000 on a standard builder-grade spring, which works out to seven to ten years at four cycles a day in a mild climate. Calgary is not a mild climate. Between minus 30 winter mornings and plus 30 summer afternoons, and Chinooks that can swing 25 degrees inside a single day, the steel goes through constant expansion and contraction. That accelerates metal fatigue. In practice we see Calgary springs give out at five to eight years rather than seven to ten.
Cold also thickens the lubricant on rollers and bearings, which makes the opener work harder, which trips the force sensor. That is why so many doors that ran fine in October start reversing halfway down in January.
Then there is the frozen bottom seal. Snow melts off a warm vehicle, runs to the base of the door, freezes overnight, and the seal bonds to the concrete. When the opener pulls the door up against that bond, something gives. Usually the seal. Sometimes the cables or the bottom bracket.
None of this makes Calgary repairs expensive. It means the parts have a shorter working life here than the manufacturer’s national numbers suggest, and any company telling you otherwise has not worked through many Alberta winters.

How to avoid being overcharged
The garage door trade has a reputation, and parts of it are earned. A few things to watch for, whoever you end up calling.
A phone quote that gets revised on the driveway. Some outfits quote low to win the booking, then the technician arrives and finds the door is heavier than expected, or the spring is a different gauge, or there is a surcharge nobody mentioned. Get the price confirmed on site, in writing, before work starts.
A recommendation to replace a door with one failed part. If the door is under fifteen years old and structurally sound, a broken spring is a $349 repair, not a $2,200 replacement.
Vague warranty terms. Ask what is covered, for how long, and whether it covers parts, labour or both. Ask whether the warranty sits with the company or with the individual who turned up. If that person is a subcontractor who moves on, a verbal warranty is worth nothing.
No written invoice. A proper invoice lists the parts fitted, the labour, the warranty period and the company details. If someone wants cash with no paperwork, you have no recourse when the part fails in four months.
Pressure to decide on the spot. A broken spring is inconvenient. It is not a reason to sign something in the next five minutes.
