Garage Door Opener Replacement Cost in Calgary
A new garage door opener supplied and installed in Calgary starts at $749 plus GST. Chain drive sits at the bottom of that range, belt drive in the middle, and wall mount units at the top, generally landing between $749 and $1,200 depending on the model and horsepower.
If the opener can be repaired instead, that is $249. Most faults on a unit under ten years old fall into the repair category, and we will tell you which side of the line yours sits on before you spend anything.
Repair or replace?
This is the question worth answering first, because the difference is $249 against $749 or more.
Repair it
These are all $249 jobs on a functioning unit:
- Safety sensors that have gone out of alignment, been knocked, or failed outright. Very common. The opener light blinks and the door refuses to close.
- Travel limits and force settings that have drifted, so the door stops short or reverses before it touches down. Extremely common in Calgary in January, for reasons covered below.
- Gear and sprocket wear, where the motor runs but the door does not move, often with a grinding noise.
- Capacitor failure, where the motor hums but will not start.
- Logic board faults on a unit where the board is still available at sensible cost.
- Remote and keypad programming, often handled free while we are there for something else.
Replace it
- The motor has burnt out on a unit past about ten years. You can put a motor in an old opener. It rarely makes financial sense.
- The logic board costs close to a new opener. On some older models the board alone is $350 or more, at which point you are spending most of a replacement on the least reliable part of a tired unit.
- There are no photo eye safety sensors. No sensors means the opener predates 1993 and does not meet current safety standards. There is no reliable retrofit. If you have small children or pets, replace it regardless of whether it still runs.
- The unit is over fifteen years old and something significant has failed. Parts availability gets difficult, and you will be back.
- You want features it cannot do. Battery backup, phone control, quiet operation and rolling code security are not retrofittable on an old chain drive.
What the three opener types cost and where each one fits
Chain drive: from $749
A metal chain pulls the trolley along the rail. It is the oldest design, the cheapest, and the most durable in the sense that there is very little to go wrong.
It is also loud. Metal on metal, with a distinct rattle that carries through the house.
Good fit for: a detached garage, or an attached garage with no living space above or beside it. Poor fit for: a bungalow where the bedroom shares a wall with the garage, or a two storey with a bedroom over it.
Belt drive: from $899
A reinforced rubber belt replaces the chain. Same mechanism, dramatically less noise. Most people describe the difference as going from a rattle to a hum.
Belt drives cost more and the belt is a wear part, though a good one lasts fifteen years or more.
Good fit for: most attached garages in Calgary, and anywhere the noise matters. Worth knowing: this is what we install most often, and the extra cost over chain is small enough that we usually recommend it unless the garage is detached.
Wall mount, also called jackshaft: from $1,050
The motor mounts on the wall beside the torsion bar rather than hanging from the ceiling. No rail, no trolley, nothing overhead.
More expensive, and it requires a torsion spring setup rather than extension springs, plus enough clear wall space beside the door.
Good fit for: garages with a car lift, storage racks, or a low or vaulted ceiling that makes a rail install awkward. Also the quietest option by a clear margin, since the motor is not attached to your ceiling joists which act as a sounding board.
Features worth paying for in Calgary, and features that are marketing
Battery backup: worth it. Calgary gets wind events and outages. Without backup, a power cut means pulling the release cord, hauling the door up by hand, and then leaving it unsecured or wrestling it back down. Most current LiftMaster models include it.
Rolling code security: non-negotiable. Every current opener has it. If yours is old enough to use fixed code, that is a genuine security gap.
DC motor with soft start and stop: worth it. Quieter, and it is gentler on the door hardware, which means rollers and hinges last longer. Also handles cold better than an older AC motor.
Phone control and app integration: depends on you. Useful if you get deliveries or have kids coming home from school. Nobody has ever regretted not having it.
Horsepower: mostly misunderstood. Half horsepower handles a standard single door. Three quarters or one horsepower suits a double, particularly a heavy insulated one. Above that you are paying for numbers you will not use on a residential door. A properly balanced door on good springs does not need a powerful opener, because the springs are doing the lifting.

Why openers act up in Calgary winters
Every January we take a run of calls that all sound the same. The door worked fine all autumn. Now it goes down most of the way and reverses back up, or it will not close at all.
Usually nothing is broken.
Cold thickens the lubricant on rollers, hinges and bearings. The whole door runs stiffer. Your opener has a force sensor whose job is to detect an obstruction, and it cannot tell the difference between a child’s bike under the door and a door that has simply got heavier to move. It senses resistance and reverses, exactly as designed.
The fixes, in order:
- Clean and realign the safety sensors. Snow, road salt spray and condensation all interfere with the beam.
- Lubricate the rollers, hinges and bearings with a proper garage door lubricant. Not WD-40, which is a solvent and strips the lubricant you already have.
- Check the bottom seal is not frozen to the concrete.
- Adjust the down force setting slightly, in small increments.
- Recheck the travel limits, since the door sits marginally differently in the cold.
Most of that is a $249 opener repair or gets covered inside a $149 tune-up. It is not a reason to buy a new opener, and if someone tells you it is, get a second opinion.

How long does opener installation take?
Two to three hours for a standard replacement, including programming and testing.
Can I keep my existing rail and just replace the motor?
Sometimes, on a same-brand swap, but usually not worth it. Rails wear, and mixing an old rail with a new head unit is a warranty problem if anything goes wrong.
Will my old remotes still work?
Almost never. Security coding changes between generations. New remotes come with the opener, and we program them before we leave. Additional remotes and keypads can be added.
Is it cheaper to buy an opener from a big box store and have you install it?
You can, but check the total. Retail units are often lower spec than trade models, the warranty is usually shorter, and you take on sourcing any parts later. We are happy to install a supplied unit, though the workmanship warranty then covers our labour only.
My opener works but is really loud. Is that normal?
On a chain drive, some noise is normal. Loud grinding, banging or squealing is not, and it is often the door rather than the opener. A $149 tune-up will identify it.
