How Much Does a New Garage Door Cost in Calgary?

A new garage door supplied and installed in Calgary starts at $2,200 plus GST for a standard 16×7 insulated steel door in a stock colour. A single 9×7 insulated door starts closer to $1,600. Premium finishes, carriage styles, full glass and oversized openings run considerably higher, and $4,000 to $6,000 is normal territory for a custom or feature door.

What you are actually paying for

Five things account for nearly all of the difference between a $1,600 door and a $5,000 door.

Size. A double is not twice a single, but it is close. Height matters too. Standard residential is 7ft. An 8ft door for a truck or 9ft for an RV adds material and often needs different track and spring hardware.

Insulation. This is the biggest decision for a Calgary home and it gets its own section below.

Construction. Single skin steel is one layer with nothing behind it. Two layer has polystyrene board sandwiched in. Three layer has polyurethane foam injected under pressure between two steel skins, which bonds to the steel and makes the panel structurally stiffer as well as warmer. Three layer polyurethane is what most Calgary homes should be looking at.

Steel gauge. Lower gauge number means thicker steel. A 24 gauge door dents from a stray hockey puck. A 25 or 26 gauge builder door dents if you look at it. This is one of the clearest differences between a builder-grade door and a proper one, and it is rarely on the spec sheet you get handed.

Finish and style. Stock white is the cheapest. Custom colours, woodgrain embossing, overlays, decorative hardware and windows all add.

What R-value do you actually need in Calgary?

This is where people either overspend or underspend, and it depends entirely on one thing: is your garage attached to the house?

Attached garage: aim for R-12 or higher. The garage wall connects to your heated living space. A poorly insulated garage pulls heat out of the adjoining rooms all winter. If there is a bedroom or living area above the garage, this is the single biggest comfort complaint we hear from Calgary homeowners, and the door is usually the weakest part of the envelope.

Attached and heated, or used as a workshop: R-16 or higher. If you are paying to heat that space, the door is where the heat goes. The upgrade pays back.

Detached and unheated: R-6 to R-9 is plenty. You are keeping wind and snow out, not holding temperature. Spending on R-18 for a detached garage where you park the lawnmower is money that would do more elsewhere.

Two honest caveats about R-value that most sales pages skip.

First, garage door R-values are not independently certified. Manufacturers use their own testing and the numbers between brands are not always comparable. Treat R-value as a rough guide to construction quality rather than a precise measurement.

Second, the seal matters as much as the panel. A high R-value door with gapped jamb seals and a failed bottom seal loses more heat than a mid-range door sealed properly. If your budget is tight, a good R-12 door with proper full perimeter weatherstripping beats a premium R-18 door installed carelessly. Ask about the seal system, not just the number.

Brands sold in Calgary and what separates them

Steel-Craft. Manufactured in Edmonton, so the doors are engineered for exactly this climate and parts are readily available. Their ClimaCore polyurethane insulation reaches around R-16, and they make their own hinges, tracks and rollers rather than buying in, which means the whole system is designed to work together. For an Alberta home this is a very easy recommendation.

Garaga. Quebec built, in production since 1983, with a strong reputation for build quality and warranty. Their perimeter seal system is genuinely good, which matters more here than the headline R-value. Polyurethane injected construction across the insulated lines.

Amarr. Wide range from builder grade to premium. Their Classica carriage style line looks considerably more expensive than it costs, which makes it a good option if curb appeal is the driver.

Clopay. Large North American manufacturer with the broadest style range, including the Canyon Ridge composite carriage doors. Strong on looks, priced accordingly.

Wayne Dalton. Solid doors. One thing to know before you buy: many Wayne Dalton models use the proprietary Torquemaster spring system, where the spring sits sealed inside a tube. It works fine until it fails, at which point servicing it means converting to standard torsion at $549. Not a reason to avoid the brand, but worth knowing going in.

Northland. Value focused, decent construction for the money, a reasonable choice where budget is the constraint but you still want insulation.

When replacement beats repair

Rough rule: if repairs would cost more than about 40 percent of a new door, replace it.

On a $2,200 door that line sits around $880.

Replace when:

• The door is past twenty years and something major has failed
• Two or more panels are damaged, or there is rust perforation
• The door is uninsulated and the garage is attached to the house
• Multiple systems have failed together, so springs, cables and rollers all at once
• The panel style has been discontinued and cannot be matched

Repair when:

• The door is structurally sound and under fifteen years old
• One part has failed, even an expensive one
• Only one panel is damaged and a match is available

How long does it take?
